They appear to be nice...liked the house we rented from them but when we moved out and received our move out review and statement I was upset. They charged us for things that we weren't even aware were supposed to be in the house in the 1st place. Such as missing ceiling fan globe, vanity mirror handles, screen covering for a window...how in the world were we supposed to know those thing were supposed to be there...it appeared to be normal and we didn't give it a second thought. It's like they did it intentionally...if they wanted to upgrade the place they should of did it with their own money not ours. They're nice people but I wouldn't recommend it if that's how they treat you when you move out...I've read other reviews where people said they did the same thing to them. I have great rental history w/ all previous rentals and I always leave the place I lived in excellent condition...we even had cables installed throughout the house b/c it didn't have any when moved there...so we could watch t.v...but we didn't get any credit for that...now who doesn't have cable or satelite in their home these days...we payed to have all that installed throughout the house and we didn't get extra money for it.

Also living there the fence was in horrible condition I mean really bad...we stated that on our move- in review that it needed some work bad but nothing was done. One section of our fence kept falling over when it got really windy and me and my husband had to fix it ourselves...we're no handy men but we got it to where it could stay up temporarily...but it would still fall over ever so often. It also had boards missing in some places so stray dogs and cats would come in our backyard and knock over our trash it was very annoying.

Also make sure you get a receipt when you turn in you rent every month...on one occasion my husband had turned in the rent to a person in the office and then my husband had left for deployment a couple days after so it was just me by myself. One day they knocked on my door saying they never received it and gave me a notice saying I would get extra fees or evicted if we didn't pay soon...I was confused and nervous b/c I know he turned it in but they said they didn't receive it. This was my 1st deployment away from my husband and I couldn't get in contact w/ him but luckily I found the receipt from the money order he got from the bank proving that he turned it in on the date required. When I gave it to them they were like..."Oh" and said "ok" like it wasn't a big deal that they made a mistake and was accusing us of not paying. I asked for a full statement of all payment to them...and I always ask for a receipt!!

Never again will I rent from those guys.

I had such a good experience with this company for many years, but when I was forced to move due to my job relocating across country, everything went downhill fast.

After hiring cleaners to ensure the property was returned in good condition, I was billed $90 for "small holes in the wall". Did my cleaners leave small holes in the wall? They say no, but am i going to fly across country to prove that?

I was charged $150 for fence repair and yard waste removal, never shown an itemized bill for this, and oh by the way the fence was 15 years old. I never damaged the fence, but was charged for repairs.

The kicker for me was that I was charged for a month's utilities after I had vacated the property and terminated the lease. The lease clearly stated that the contract could be terminated with 30 days notice, I gave 44 days, but they keep claiming that there is a 60 day notice required that was discussed... it doesn't appear in the lease I signed but somehow I'm responsible.

In my opinion, they came after my money because a) they know I have some, and b) they are having trouble renting the property. By the way, they never advertised or put up a yard sign or asked me to show the property once during the 44 days notice I gave.

I would have ranked them lower over this latest experience, but the owner is genuinely nice and has made some effort to find a middle ground, wanting to settle this (Middle ground being $700 in their favor). It has been over a month in discussions and I'm just beat down to the point that its not worth it to me to fight much longer. If I still lived in Colorado, I'd have paid and filed suit in small claims.

I won't do business with them again, and I wouldn't recommend them. They do offer a discount on rent, which is done because they have no maintenance people on staff, which means every fix has to be contracted out. They were quick to make repairs when needed, but not having maintenance on staff comes back to haunt you if you ever need to break the lease.

My experience has taught me a couple things. 1) Always discuss, and agree to the terms of ending a lease prior to signing it. 2) Only rent from a property management company that has a regular security deposit. The security deposit comes with requirements under the law that this company can skirt because they have "performance bonuses" and not security deposits.

One of the benefits to renters is that if your landlord screws around with your deposit you may be eligible to receive damages equal to 3x the security deposit in small claims... I wish I didn't have to know that, but now I do. When you're a good renter as I am, you should never need to consult a lawyer over these situations. I wish I could say I haven't.

2 washers/2 dryers, not enough for 30+ tenants, natural gas bill high, very small mailboxes, can not deliver boxes, etc. 3 story apartment building to close to college very noisy apartment do not live on 2nd floor as u can hear tenant (third floor)very clearly mail boxes way to small and can only deliver regular sized envelopes, no boxes, etc. heavy volume of traffic close to college...students walk through complex yelling, screaming and throwing up not enough washers/dryers(only 4 all together) heavy turnover of tenants

Works HARD for all his clients, whether buyers or sellers. Offers sellers resources and advice that other agents simply do not. One of the best Realtors in Colorado Springs.
