I had such high hopes for Ranchstone Garden Homes as it was to be our first rental experience in over seven years, and it looked very promising compared to all the other options at the time. The exteriors of the units were nice, the floor plan was big enough, there was a yard for our dogs, and it was in walking distance to Kerby Lane at the time. We were very excited. Instead of a long verbose narrative, I feel that due to the volume of issues, this would best be documented in a bullet pointed fashion.

1. Shoddy does not adequately describe the degree to which maintenance and repair work was lacking.

2. Upon move in, the laminate counter tops were peeling off, and there were several large uneven seams where drywall had been repaired using in appropriate materials and no touch up paint.

3. Requests for maintenance and repair were routinely responded to days to weeks later, and often not at all.

4. During the summer when watering restrictions and high heat killed the lawn, they would still have their lawn crews come in and mow and blow the dirt around as though it was accomplishing something.

5. After the summer Hail Storm, I cleaned up the glass that came into my son's room when several hail stones broke his window. The repair crew carelessly knocked more broken glass into a child's room and did and said nothing to fix it or even alert me to it. A cracked window was not even repaired, and the ones that were repaired were done poorly.

6. When the roofing company was brought in to repair hail damage, they were allowed to work up to 9pm at night, making so much noise that it was impossible to work from home or enjoy television or radio, or put the kids to bed at their normal bed time. Roofing company employees were stealing electricity to run their tools and no offset was offered by management.

7. EVERY one of my electric bills were OVER $300.00 and some OVER $400.00 starting in the spring. Some of the duct work was obviously crushed as some rooms blew hard and cold and some rooms not much of anything came out of the ducts.

8. Neighborhood kids that were WAY too young to be doing so, were routinely running around the neighborhood well into the night making noise and running across people's yards.

9. When I was one day late paying the last month's rent, an improperly filled out eviction notice was posted on my door, stating a move out date that was a full 3 days earlier that what had been agreed upon. This was settled and explained as "standard procedure," and I was allowed to stay through my originally agreed upon move out date, though I find this surprising, off-putting, and highly unprofessional, especially since I was never late with rent.

10. The thermostat was the cheapest entry level one you could possibly get, and was very stiff and difficult to read, and would routinely run for hours past the time that the set temperature had actually been reached.

11. When I moved out, I found that the hall closet next to the A/C closet had become soaked and infested with black mold, likely due to the thermostat overrunning the A/C unit. I reported this several times with NO follow up. Granted the kids and dogs did a number on the cheap carpet, but if I receive an invoice for anything over my non refundable sure deposit and pet deposit, I am going to lawyer up and take them to small claims court for my daughter and son's medical expenses.

12. Forgot to mention that the water heater was good for about 2 showers a day.

In summary, this was the first rental experience I have had in over 7 years, and it was absolutely horrific. I find it comical that the office voicemail outgoing greeting boasts "5 Star Service." It's absolutely laughable. Not only would I not recommend Ranchstone to anyone, but I am actually taking the time to post this everywhere I can to try to save as many people as possible from having the same miserable experience we had. If I had to sum up the entire image that Ranchstone portrays beyond the first impression, it would be, simply stated, "Trashy."

I've been living here for about 2.5 years, and the management has done everything in their power to make sure it was been just awful as possible. First, they insisted on raising my rent every six months while my neighbors got a $50 decrease because the manager doesn't like Asians. Be careful who you talk to! If you get one of the general staff, the girls are usually pretty nice, but the turn over rate is high so they keep changing.

Second, they have mistakenly adjusted my lease rate (how is this even possible?) twice - two separate times in the middle of two separate leases. The single guy working in the office is apparently in charge of these threatening phone calls and I was about to be evicted over 15 dollars a month over three months that they claimed I owed. After fighting with them to just check the lease, they backed down and ALMOST apologized for the mistakes, and definitely not for the threats.

Then, with the economy getting harder, they stopped landscaping my entire building area. All the grass and shrubs just died and turned to mud. It looks like a desert if a desert had water and dirt and management who loves mud pies. So what if they turned the building into a mud pit? What they do care about is the area in front of the management office. Every month, they tear up perfectly fine, beautiful flowers, and replace them with more perfectly fine, beautiful flowers. You would have thought they were competing with Versailles!

Now, the topper. In June of 2009, my home was broken into. They smashed a window and stole about $5,500 worth of equipment. The management never called me back, and it took them almost a day to even come out and look at it after I waited at their office. The girl who took my report said this was getting to be a common thing at the complex - great, I feel even better now. That window stayed broken until almost a month later. After getting as much of my life back together, dealing with insurance and filing with the police department, my girlfriend and I decide to move out. This was a couple weeks after they finally fixed the window. Since I was paying monthly, there was no lease to break so I went in at the start of August and said I wanted to move out. They denied me. Apparently, I can't move out because they said so. A few days later, they thoughtfully informed me that I could move out, but I had to give them written notice. Okay, fine. I can do that. After giving them notice, however, they said I had to stay an extra month because I didn't give notice at the beginning of August. They waited a couple days just to screw me over one last time. It's an amazing skill and quite a sight to see as long as you're not the one they're bending over.

And all that for $1,115 a month (750sqft) with all utilities extra!

To our surprise, selecting and buying our "Dream Home" was the easy part. Once we moved in, we realized that decorating was going to be the hard part! Having April work on our home, has been a very rewarding experience. She has made what would have been an extremely daunting task - the complete and utter redecorating of our home into a very quick and painless experience. Our home is currently a work in progress, but what April has done for our dining room and formal living room has simply been amazing!! What I like best about April is that she has an amazing "Sixth Sense" about what you are going to like. In other words, April is excellent in understanding what her clients want. I would recommend her services to anyone!!

I lived at 11611B Ranchstone Garden Homes for a little over 3 years and the other comments I have read on this posting are accurate: living in a duplex is better than living in an apartment. I would like however to warn you of a few things typical of older rental properties that are corporately owned. Being older and designed and built as rental properties from the start, they are very energy inefficient. They used the absolute cheapest materials and appliances which means your utility bills are considerable higher than they should be. The 3 bedroom 2 bath I lived in had utility bills that ranged between 200 and 450 every month for 3+ years. Think about it, $450 is a lot for electricity. Records of all these bills exist online complements of Austin Energy. The second warning is that as a corporately owned and managed property, they will continual increase the rent every time based not on what the property is worth in comparison to their surroundings, but based on the fact that it cost you time and money to move and they know this. Do a price comparison with surround duplexes of the same square footage. Lastly, operating as a impersonal corporation, they will stick you every chance they get with fees and charges. For example, my lease ended the last day of May but I moved out 10 days early. The property manager opened up my unit to be upgraded before my lease technically ended, used the utilities and then stuck me with the utility bill since my lease was not technically over-I has only checked out and turned in my keys. They said it was their 'policy' not to reimburse tenants and that it was my fault for scheduling the utilities to be disconnected on the last day of my lease and then moving out 10 days early. We hired Adentro Designs to help us with a kitchen face-lift and to totally design our dining room. Not only was April super cool to work with, she delivered two rooms that our friends oooh and ahhhh over. We love her! You will too!
