Home OK for the money.

Problems with heat pump blowing over and frying - $500 deductable to pay for a new unit 1 month(!) after moving in. Incomplete / poor installation.

Problems with HOA (run by Arbor Homes / residents have NO representation) - customer service stinks.
Arbor Homes HOA woman is disagreeable with MANY residents. Likes to argue.

Have had problems with common area upkeep - weeds, trash, safety issues with pool not addressed for months at a time.

Seems like they have no communication within their company. The company says something is fixed and it isn't.

In one phrase: A LOT of hassles.

Yes, they have many awards and have been in business a very long time, but, they hire convicted felons. They currently have an employee who was in prison for 4.5 years for burglary and battery resulting in serious injury. They were made aware of their employee's background and have done nothing. Is this the kind of people you want working for you?

Fails to follow-up. Terrible customer service. Avoids responding to issues while building. Prefers to cut corners when mistakes are made instead of fixing them right. Homeowners after closing are having liens placed on their homes after closing due to Davis not paying the vendors/suppliers/subcontractors.

I will never buy another Arbor home in my life. My roof leaks, my floor is coming up, my second floor is sinking into the first but the worst thing is is that it is still under warranty but i can't get them to fix anything.
