No local income taxes, but high property taxes. Inferior location compared to Austintown, has fewer freeways and poorer access. High-paid workers bringing the township close to fiscal emergency. Has 2 hospitals that are exempt from property taxes but require public services, externalities. Youngstown supplies water to approximately the northern half, annexation risk. Slums of Youngstown pushing into north Boardman, many aged apartment complexes ripe to become ghettos. Best to stay in the far south of Boardman, or to avoid altogether. Real estate market is high-risk except for rental units. Run by a political "cabal."

The conditions in Boardman are changing and have changed. The number of Section-8 rental units has increased dramatically in the last 3 years. The largest slumlords in Youngstown have plans to buy many homes and apartment buildings in Boardman to make into Section-8 rental units. This combined with the depreciation of the several thousand apartments in Boardman will result in high crime, a destroyed quality of life, and severe property value declines. Wise homeowners have already listed their homes for sale. Property values in the north Boardman area have declined and are in decline. Those who wait too long won't get what they paid for their homes years ago. All one has to do is look at the south side of Youngstown to see what the future of Boardman looks like. A crime-ridden, slum-filled ghetto is what it soon will be. Crime is 10+ times as bad in Boardman as in Canfield or Poland. As soon as Youngstown decides to annex the portion of Boardman they supply water to, everyone living or working there will have to pay the city's 2.75% local income tax. Boardman Township is financially insolvent, calling for increased taxes and/or layoffs of the safety forces. The aging of the shopping centers will result in more unsightly abandoned structures. Living around RT-224 is only good if you like traffic jams and the accompaning noise. Sell now and get out while you still can!

Boardman Township, Ohio 2

Boardman Township is an unincorporated township just south of Youngstown, Ohio. It contains thousands of apartments that are aging, depreciating, and turning into slums. The ghetto of Youngstown is pushing into Boardman at an alarming speed, the crime rate is increasing, and the Section-8 slumlords are purchasing apartment complexes. Traffic is very bad on US-224, despite the fact that the number of vacant and abandoned commercial properties is at an all-time high. The township trustees are idiots, and give the labor-union-represented township employees whatever they want. The area north of US-224 is only suitable for investment properties in the form of rental units. The area south of US-224 is still decent, except for the area right behind Boardman Plaza. The only thing Boardman has going for it is the lack of a local income tax. Property taxes are very high. Boardman will be in fiscal emergency soon, due to the uncontrolled spending. The combination of large numbers of apartments, small houses, and aging commercial establishments will combine to make Boardman a huge future slum. Smart people are already moving to Poland and Canfield. Freeway access is poor, and Boardman is in a far inferior location as compared to Austintown or Liberty. Youngstown may soon try to annex the portion of Boardman that they supply water to, in order to impose its 2.75% local income tax. If the fire hydrants are colored orange-beware, Youngstown owns the pipes and the property supplied water by them is at risk for annexation. If the fire hydrants are colored yellow with red caps-then you are safe from annexation. Flooding is a problem throughout Boardman-so buy flood insurance. Canfield, Poland, Columbiana, And New Middletown are far superior places to live.
